Build a one-page neighborhood guide for buyers
Give relocating buyers a quick, sourced overview of a neighborhood you can brand and send.
Want it faster? Fill in a form and open the finished prompt in ChatGPT, Claude, Grok, or another AI.
Tools: Perplexity, Canva. Either works; use the one you already pay for.
Steps
- Ask Perplexity the research prompt below. It returns sources, so you can open and check each one.
- Verify school ratings, commute times, and anything else on the original sites. Don't publish unchecked facts.
- Add your own take: where you'd get coffee, which streets flood, what locals complain about.
- Drop the final text into a Canva flyer or doc template with your branding.
- Save it and reuse it for every buyer looking in that area. Refresh it every six months.

I'm a real estate agent preparing a one-page guide to [NEIGHBORHOOD], [CITY, STATE] for buyers moving from out of state. Find, with sources: public schools that serve the area, typical commute to [EMPLOYMENT CENTER], parks and grocery stores, any planned developments or road projects, and flood zone or HOA notes. Cite each item. If you can't find something, say so.Turn it into a guide
Turn these verified notes plus my personal comments into a one-page neighborhood guide. Short headers, short bullets, friendly tone, no hype. End with 'Questions? Text me at [PHONE]'.
