Write a listing description from your walkthrough notes
Turn messy walkthrough notes into an MLS-ready description and a shorter social caption.
Want it faster? Fill in a form and open the finished prompt in ChatGPT, Claude, Grok, or another AI.
Tools: ChatGPT, Claude. Either works; use the one you already pay for.
Steps
- During the walkthrough, dictate or type raw notes: rooms, upgrades, year of roof/HVAC, lot details, what the sellers loved.
- Paste the notes and the MLS character limit into the prompt below.
- Read the draft against the disclosure and check every factual claim (square footage, school names, upgrades) against the listing sheet.
- Remove anything that could raise fair housing concerns, such as describing who the home is 'perfect for'. The prompt asks the model to avoid this, but check anyway.
- Run the second prompt to get a social caption and a 3-line email blurb from the final version.

You are helping a real estate agent write an MLS listing description.
Character limit: [LIMIT]
Notes from the walkthrough:
[PASTE NOTES]
Rules:
- Use only facts in the notes. If something is unclear, list it as a question at the end instead of guessing.
- Describe the property, not the buyer. Do not say who the home is ideal for, and avoid language about family status, religion, race, disability, or other protected classes.
- Lead with the single strongest feature.
- Plain, specific language. No 'nestled', 'stunning', or 'must see'.

Here is the final listing description:
[PASTE]
Write (1) an Instagram caption under 150 words with 3 relevant local hashtags for [CITY], and (2) a 3-line email blurb for my buyer list. Keep the same facts. Don't add new claims.Replace anything in [BRACKETS]. AI output can be wrong, so check facts, names, and numbers before you use it.
